We successfully took a 102,306 square-foot cold shell building and transformed it into a 50,322 square-foot, LEED Silver accredited, office/lab space. This build-out also included turning the additional 50,000 square feet of cold-shell portion into a warm shell, making it more desirable for leasing options.
This project’s fast-paced design/build schedule, went from a March building lease to a May move in date. Our challenge was to take this building shell, design and transform it into a working office complete with a showcase lobby, complete kitchen area, workable labs, restrooms, conference rooms, both open and closed office spaces, and server room with generator back-up. All this needed to happen within a 50-day construction schedule. Our success stemmed from our detailed design drawings, which gave us the opportunity to utilize our Pre-fab department streamlining our installation in the field in order to keep up with the rough-in schedule requirements. Our trained fields pre-planning and scheduling, helped drive the entire project toward its targeted completion date.
